1. you need an apartment, condo(preferred), or house (your own place, not your parent's)

2. you need a decent car

3. you need a decent job or be self-employed (prefer self-employed).

4. decent furniture (modern)

5. modern tech gadgets/gear - LCD tv, cell phone, laptop, internet access, surround sound stereo, etc...

6. keep up with personal hygiene & wellness (most important)

7. manage personal finances & use of credit, always keep backup living funds for at least 3 month in case of accident, illness or job loss.

9. if you have the first 7, you must be able to say NO firmly to suck'n & fuck'n friends that will want to move-in. never let any visitor stay for more than 7 consecutive days (it will be hard to kick them out and may require court action)
